Exponential Buyer\u2019s Mindset Series \u2014 Does Your Dream Home Really Exist?<\/b><\/h2>\n

At Exponential Real Estate Group, one of the first steps in the home-buying journey is completing our\u00a0Exponential Dream Home Checklist<\/b>.<\/p>\n

We start by putting everything on the wish list\u2014without worrying too much about being realistic or making compromises just yet.<\/p>\n

Great school catchment. Quiet street. Walking distance to SkyTrain. Large lot. Open-concept kitchen. Newer home. Swimming pool. Hiking trails nearby. Great restaurants and caf\u00e9s within walking distance. Plenty of parking. And, of course, an affordable price.<\/p>\n

If we\u2019re honest, who wouldn\u2019t want all of that?<\/p>\n

The reality is that very few homes check every box.\u00a0In today\u2019s market, checking every box might easily add a few hundred thousand dollars to the price tag.<\/b><\/b><\/p>\n

That\u2019s why the Dream Home Checklist isn\u2019t really about finding a house where we can tick every box.<\/p>\n

It\u2019s our starting point.<\/b><\/b><\/p>\n

The first few showing tours are often more about\u00a0learning than buying<\/b>. We explore different neighbourhoods, compare different types of homes, and sometimes visit areas buyers may not have considered before.<\/p>\n

Along the way, we talk through the pros and cons of each property. Buyers start learning which issues may genuinely be worth walking away from and which things that initially look like negatives are actually relatively easy to change.<\/p>\n

Someone may start out wanting a larger home with a beautiful open-concept kitchen, but after seeing different neighbourhoods, realize they would rather have a smaller home with a modest kitchen in a more central location within walking distance of SkyTrain, parks and caf\u00e9s.<\/p>\n

Some buyers dream of a backyard for kids, pets or summer BBQs. Others would happily trade the yard for a low-maintenance condo they can leave for weeks without a second thought.<\/p>\n

Neither is better.\u00a0Everyone\u2019s version of a dream home is different.<\/b><\/b><\/p>\n

After a few rounds of showings, we pull out the original\u00a0Exponential Dream Home Checklist<\/b>\u00a0again.<\/p>\n

Almost every time, something has changed.<\/p>\n

It isn\u2019t because buyers are lowering their expectations. It\u2019s because they\u2019ve become\u00a0much more educated through the house-hunting process<\/b>. They understand the neighbourhoods better, they\u2019ve seen what their budget actually buys, and they have a clearer sense of what will affect their everyday lifestyle.<\/p>\n

What can be changed later? What can\u2019t be changed at all? And which features are important enough that you really don\u2019t want to compromise on them?<\/p>\n

We keep refining the checklist until the priorities\u2014and the direction of the search\u2014become much clearer.<\/p>\n

There may not be a\u00a0100% perfect home<\/b>. The goal is to know\u00a0what matters most to you<\/b>, and make sure you\u2019re compromising on the things that matter least.<\/p>\n
