April 2025 Market Newsletter
Market Overview
The spring market is cautious. Between the upcoming Canadian election and renewed international trade tension (yes—Trump tariffs again), many buyers are staying on the sidelines.
But here’s something I’ve learned over and over again—and yes, it sounds a little cheesy:
The best time to buy is often when no one else is buying.
Quiet markets don’t mean bad opportunities. They often mean the best ones.
Real Client Story: More Space or More Convenience?
A young couple recently came to me, planning to start a family. Their budget was $800,000, and they were focused on Burnaby North, ideally near transit.
They had two options:
- A 2-bedroom condo in Brentwood – newer high-rise, walkable to SkyTrain
- A 3-bedroom townhouse in Montecito – older but larger, 10-minute drive to Brentwood, 5-minute walk to a bus stop
Here’s the fun part: we’ve helped clients make this same decision a few years ago—and they chose the townhouse. Fast forward to today? They’re sitting on a great investment and a home that truly fits their life.
That inspired me to dig deeper into the numbers.

Even in a softer market, spacious family-oriented homes—townhouses and detached—have outpaced condo growth.
Why Townhouses Continue to Make Sense
- Room to grow for families and upsizers
- More affordable than detached houses
- Inventory remains tight = strong demand
If you’re making a similar decision right now, you’re not alone. Many buyers are weighing trade-offs between layout, space, location, and long-term value. I’d be happy to walk you through how these factors line up for your lifestyle and budget.
Sometimes, the “quieter” choice turns out to be the best one.
