We start by putting everything on the wish list—without worrying too much about being realistic or making compromises just yet.
Great school catchment. Quiet street. Walking distance to SkyTrain. Large lot. Open-concept kitchen. Newer home. Swimming pool. Hiking trails nearby. Great restaurants and cafés within walking distance. Plenty of parking. And, of course, an affordable price.
If we’re honest, who wouldn’t want all of that?
The reality is that very few homes check every box. In today’s market, checking every box might easily add a few hundred thousand dollars to the price tag.
That’s why the Dream Home Checklist isn’t really about finding a house where we can tick every box.
It’s our starting point.
The first few showing tours are often more about learning than buying. We explore different neighbourhoods, compare different types of homes, and sometimes visit areas buyers may not have considered before.
Along the way, we talk through the pros and cons of each property. Buyers start learning which issues may genuinely be worth walking away from and which things that initially look like negatives are actually relatively easy to change.
Someone may start out wanting a larger home with a beautiful open-concept kitchen, but after seeing different neighbourhoods, realize they would rather have a smaller home with a modest kitchen in a more central location within walking distance of SkyTrain, parks and cafés.
Some buyers dream of a backyard for kids, pets or summer BBQs. Others would happily trade the yard for a low-maintenance condo they can leave for weeks without a second thought.
Neither is better. Everyone’s version of a dream home is different.
After a few rounds of showings, we pull out the original Exponential Dream Home Checklist again.
Almost every time, something has changed.
It isn’t because buyers are lowering their expectations. It’s because they’ve become much more educated through the house-hunting process. They understand the neighbourhoods better, they’ve seen what their budget actually buys, and they have a clearer sense of what will affect their everyday lifestyle.
What can be changed later? What can’t be changed at all? And which features are important enough that you really don’t want to compromise on them?
We keep refining the checklist until the priorities—and the direction of the search—become much clearer.
There may not be a 100% perfect home. The goal is to know what matters most to you, and make sure you’re compromising on the things that matter least.
