November 2020 Real Estate stats/comments

Quick 30-second summary of November 2020 stats:

Sales 🔼 : 22.7% increase compared from November 2019, and a 16.9% decrease from October 2020. Last month’s sales were 24.6% above the 10-year October sales average.

Inventories 🔼: 3.2% increase compared to November 2019 (10,770) and a 10.5% decrease compared to October 2020 (12,416).

Prices 🔼: Benchmark price for all residential properties in Metro Vancouver is currently $1,044,100. This represents a 5.8% increase over November 2019 and a 0.1 % decrease compared to September 2020.

My random comments:

One of  The most common issues we encountered during an home inspection is moisture/ leak in the bathrooms. A lot of times an expensive repair can be easily avoided if it was treated at early stages that almost costs you nothing. ( depends on how handy you are :p) 

In Shower activities:

Step 1. Check the  bathroom tiles and see if there’s any tiny holes or visible chips in between tiles. The holes might look very small like a pin hole, it can still cause moisture build up behind the walls if not treated properly.

Step 2. Depending on the size of the holes/crack and how handy you (your partner) are, small holes can be sealed off by a grout sealer. Bigger holes /cracks might need a re-grout job whether DIY or get a contractor to do it. Either way, don’t leave the cracks untreated thinking it’s a small hole!
